How to Spot RV Water Damage Before It Reaches the Frame
What water damage looks like months before anyone notices a soft floor, and how to tell repairable from structural.
By the time a floor feels soft underfoot, the damage is well advanced - a floor only flexes noticeably once it has lost a great deal of its strength. The signals that arrive first are subtler: a door that has started to catch, a slide that binds at one corner, a wall panel that has stopped feeling flat, a smell that appears when the coach has been closed up.

Water is what ends most RVs, and it almost never ends them quickly. It enters at a failed seal, travels along framing, and works on the structure for months or years before producing a symptom anyone acts on.
That delay is the whole problem. The repair cost curve for water intrusion is close to vertical - the same leak is a sealant job in year one, a decking job in year two, and a wall and frame job in year three. Learning to read the early signals is the single highest-value skill an RV owner can pick up in Florida.
What are the earliest signs of water damage in an RV?
Ranked roughly by how early they appear, not by how alarming they look:
- A smell that comes back when the coach is closed up. Musty, earthy, faintly sweet. It fades when you open windows, which is why people dismiss it. It is organic material decomposing somewhere out of sight and it is often the very first sign.
- A door or drawer that has started to catch. Cabinet and entry doors are fitted to a square opening. Water softens structure, structure moves a fraction, and the door binds. Nothing else in an RV changes shape on its own.
- A slide-out that has started to bind or drift out of time. A slide room only travels smoothly while the box stays square, and the tolerance is small enough that a softening floor breaks it long before anyone can feel the softness.
- A wall panel that has stopped being flat. Sight along a wall in raking light rather than looking at it straight on. Gentle waves, a bulge, or a lifted seam mean the panel is separating from the structure behind it.
- Staining or discoloration at a ceiling seam or a corner. By the time it shows, water has been traveling for a while - and the stain is where it emerged, not where it entered.
- Fasteners or trim that have begun to lift. A screw backing out of a wall or a strip of trim standing proud usually means the material it is anchored into no longer holds.
- Soft floor. Last on the list on purpose. This is a late symptom, not an early one.
Any one of these is worth investigating. Two together, particularly a smell plus a mechanical symptom like a binding door or slide, is worth investigating this month rather than next season.
Where does water actually get into an RV?
Rarely through the middle of a wall or a roof membrane. Almost always at a joint, a penetration or a seal - anywhere two materials meet or something passes through the shell.

That last row matters more than people expect. A weather leak works on the coach a few times a month. A slow plumbing leak works on it every time the pump runs, which is why it can destroy a floor in a fraction of the time.
How do I test for soft spots without tearing anything apart?
Three tests, in this order, none of which damage anything.
- Walk it slowly in bare feet, in a grid. Not around the coach - across it, including under the bed, inside closets, in front of the shower and at every slide opening. You are feeling for a change in how the floor answers, not for an obvious hole.
- Press the walls with a flat palm at the base, the middle and near the ceiling. Sound structure feels uniformly firm. A section that gives, feels spongy or sounds different when tapped has separated from what should be behind it.
- Look along surfaces at a shallow angle with a light. Delamination and bulges are close to invisible face-on and obvious in raking light.
A moisture meter takes this a large step further, because it reads through finished surfaces and maps how far a wet area extends. That matters: the point of a survey is not to confirm there is water, which you already suspect, but to find the boundary of the damage. A repair scoped without that boundary is a guess.

What is delamination and can it be repaired?

A laminated RV sidewall is a sandwich: outer skin, adhesive, insulation and framing, adhesive, interior panel. It gets its stiffness from all those layers acting as one piece. Delamination is the adhesive bond failing so the layers start behaving separately.
You see it as a bubble, a ripple or a wave in the sidewall, most visible in raking light or a reflection. Heat drives it - Florida sun on a dark sidewall is a good way to find out whether a bond was marginal - and moisture in the core is the other main cause.
Repairability depends on cause and extent. A small, dry, well-defined area can sometimes be injected and clamped back together. A large area, or one where the core is wet, or one that reaches a structural framing member, is a panel job rather than a patch. The honest answer usually requires opening a section, which is why a competent quote scopes it in two parts rather than one fixed number.
How can I tell if my RV walls will clean up or have to come out?
There is a ten-second test for this and it changes the entire conversation about a mold or water job.
Take the cover plate off a light switch or an outlet on the affected wall and look at the cut edge of the panel where the opening was made. You are reading the material, not the wiring.
- Visible wood plies - thin layers, a grain, a laminated look. That is a lauan-type wood panel. It is porous. Once it has been wet long enough to support growth, cleaning the surface does not reach what is inside it, and that section comes out.
- A homogeneous gray or white material with no plies and no grain. That is a composite panel of the Azdel type. It is non-porous, does not absorb water and does not feed mold, so in many cases the surface is cleaned and the panel stays.
Why do two coaches with the same stain get different quotes?
Two coaches with visually identical staining can therefore need completely different jobs, and the difference is decided by what the walls are made of rather than by how bad the stain looks. Anyone quoting a wall job without having established which one you have is guessing at the biggest variable in the price.
Where a mobile technician has to stop
There is a real boundary on mold work and we will say so rather than take the job. Large affected areas, anything involving sewage or contaminated water, contamination that has reached ducting, or an occupant with asthma or immune compromise belong with a certified remediation specialist rather than a mobile RV technician. Ask which panel type the coach has before you accept any figure. It is a ten-second check with a screwdriver, and it is the single largest variable in what the repair costs.
Why does the stain never appear where the leak is?
Because water follows structure, not gravity alone. It enters at a roof termination, runs along the top of a framing member because that is the path of least resistance, drops down a wall cavity when it finds a gap, and appears at the first seam or joint that lets it out.
So the visible stain marks the exit. Sealing above the stain is one of the most common wasted repairs in RV ownership - the actual entry point is often several feet away and sometimes on the opposite side of a vent.
This is also why sealing before surveying is the wrong order. A fresh bead of sealant over every termination hides the one that was failing and leaves you with no way to tell which it was. Our roof maintenance article covers that sequence in detail.
What does water damage repair actually involve?
The work is more predictable than the scope. In order:
- Survey - map the extent of the moisture and find the entry point, before anything is opened or sealed.
- Stop the source. Repairing structure while water is still arriving is money spent twice.
- Open enough to see the boundary. This is where a fixed price stops being possible, because the boundary is not visible from outside.
- Dry the structure properly. Rebuilding onto damp material reproduces the problem inside a closed wall.
- Replace what has failed - decking, framing, insulation and panels as required.
- Rebuild, then seal, then re-check.
That is why an honest quote has two parts: a firm price for the work that can be seen, plus a stated allowance for what is found once a section is open. What actually prevents this in Florida?
- Inspect every seal and termination twice a year, and treat any cracked or lifted bead as urgent rather than cosmetic.
- Do a slow interior walk-through with the tests above at the same time, so you catch a change rather than a disaster.
- Keep the roof of every slide clear of debris before retracting it.
- Run the air conditioner or a dehumidifier periodically during long storage. Florida humidity alone will grow mold in a closed coach with no leak at all.
- Investigate a musty smell rather than masking it. Air fresheners have hidden more early-stage water damage than any other product.
- Store under cover where you can. It is the single largest factor in how long the seals - and therefore the structure - survive.

How much does RV water damage repair cost?
It depends almost entirely on how far it has spread, which is why it cannot honestly be quoted from a photograph. A leak caught at the sealant stage is a small job. The same leak once decking is involved is a substantially larger one, and once framing and a wall are affected it is larger again. That is the reason to act on early signals - the difference between those three is measured in months of ignoring it.
Does insurance cover RV water damage?
Sudden accidental damage is usually treated differently from gradual leaks, and gradual water intrusion from a seal that was not maintained is commonly excluded as a maintenance issue. That distinction is the reason many claims fail. Read your own policy language on gradual damage before you need it rather than after.
Can I dry out an RV wall myself with a fan?
You can move air, which helps, but you cannot verify that the structure inside a closed wall is dry, and rebuilding or sealing over material that is still damp is how a repair fails invisibly. Drying is measured with a meter, not judged by how long a fan ran.
Is a musty smell always mold?
It is always something organic decomposing where you cannot see it, which in a closed humid coach usually means mold or wet wood. Occasionally it is a dry trap in a drain letting tank odor into the coach, which is a much cheaper answer. Either way it is worth identifying rather than covering.
My RV was in a storm and I think it leaked. What should I check first?
Check the roof terminations and both cap seams, the top of every slide, and the windows on the side that faced the wind. Then do the interior tests with your hands - walls and floor - rather than only looking. Storm damage caught in the following weeks is a fundamentally different job from the same damage found the next season.
