What actually goes wrong with an RV that mostly sits in a driveway?
In the order we tend to find them.
- Batteries flattened by standing loads. Detectors, monitors and appliance boards draw continuously, and a required propane alarm typically cannot be switched off. A bank left connected for months goes flat, and a flat lead-acid battery that has sat in Florida heat generally does not come back.
- A generator that will not start. Fuel degrades, the light fractions evaporate, and what is left varnishes the small passages in the carburettor. Ethanol blends pull moisture out of humid air on top of that. This is the single most common stored-coach call we get.
- Seals that have taken a set. Slide seals and door seals compressed in one position for a year stop springing back, and a seal that has gone hard leaks even though it looks intact.
- Pests. A generator compartment or an appliance vent is a sheltered, dry place. Rodent damage to wiring is expensive and completely preventable with exclusion.
- Roof terminations quietly failing. Nobody is on the roof of a stored coach. Storage is exactly when sealant hardens and cracks unobserved, and the leak is found the following season.
Note what is not on that list: almost nothing caused by driving.
Can you service my RV at my house rather than at a campground?
That is most of our Seminole County work. Driveways, side pads, fenced yards and storage lots.
What we need is access and a bit of room: somewhere to set a ladder for roof work, clearance beside the coach for a slide if the job needs one operated, and access to shore power if the fault is electrical. If the coach is in a gated storage facility, tell us when you book so access can be arranged rather than discovered at the gate.
It is also worth checking your own HOA or deed restrictions on work being done on a parked RV. Some Seminole County neighbourhoods are specific about it, and it is a better thing to know before the appointment than during it.
What is the most useful thing to have done between trips?
Not a repair. An inspection and an exercise run.
The highest-value visit for a stored coach covers the roof and every sealed termination, a moisture check inside, getting the generator started and run under load, testing the batteries under load rather than at rest, and cycling the slides, awning and levelling system so nothing sits in one position for another year.
That combination catches the five failures above while they are still cheap. A hardened seal is a seal; a hardened seal ignored for two more seasons is a floor. The economics of stored-coach ownership are almost entirely about which of those you end up paying for.
If you do only one thing yourself between our visits, run the generator monthly under real load - an air conditioner, not idling. That single habit prevents the most common call on the list.

For full-facility camping the realistic options are west and north: the spring parks around Apopka, and the larger state parks further out. Florida State Parks publish that their full-facility campsites include water, electricity and a dump station, which is the practical answer to where a Seminole County owner dumps on the way home.
The consequence for us is that a lot of Oviedo coaches do a short first trip after months of storage - which is exactly when a fault that developed while parked announces itself, often a long way from home.
How do I get a coach that has sat for a year ready to travel?
In this order, and the order matters.
- Roof and seals first, before any water goes near the coach. Finding a failed termination after you have filled the system and driven off is a much worse day.
- Look for pests, specifically in the generator bay, the furnace and water heater compartments and the refrigerator vent.
- Return every valve you moved before storage to its running position. Write down which ones you moved - next season you will not remember.
- Sanitize the fresh system, then fill and pressurize it and watch every fitting while it holds.
- Charge and test the batteries under load.
- Start the generator and run it under load. If it has not been exercised, expect fuel system trouble rather than being surprised by it.
- Cycle the slides, awning and levelling system while you are still on your own driveway.

My generator will not start after sitting all summer. Should I keep cranking it?
No. Stale fuel and a varnished carburettor are the likely cause, and cranking spreads the contamination while flattening the starting battery. On some sets it also washes the cylinder with unburnt fuel. Have the fuel system assessed and serviced, then start it.
Should I disconnect the batteries when the RV is parked at home?
Either disconnect them or keep them maintained with a charger or a small solar panel. Standing loads will flatten a bank over months, and the propane detector alone draws continuously and generally cannot be switched off. Which option is right depends on what your converter does when the batteries are full - an older single-stage unit left connected for months can cook a lead-acid bank.
Do I need to run the slides if the RV is not going anywhere?
Yes, monthly if you can. Seals compressed in one position for a year take a permanent set and stop sealing even though they look fine, and mechanisms that never move develop dry spots. Exercising them costs nothing and prevents a real repair.
Can you work on an RV in a gated storage facility?
Yes, but arrange access when you book rather than on the day. Some facilities need the owner present or a contractor signed in, and a technician sitting outside a gate helps nobody. Tell us the facility name and any access rules when you call.

How often should a stored RV be professionally looked at?
Once a year as a minimum, and twice if it sits outside uncovered. The visit that pays for itself is the one that finds a hardened seal or a failing roof termination while it is still a seal and not a floor.
